1. WELCOME AND APOLOGIES
Wendy Jones of Herefordshire Tenants Federation accepted SHTUGS invitation to chair the AGM.
She opened the meeting, and welcomed all members present.

Apologies were from David Ayres, Horace Walbyoff, Mr. McCabe, Mr. Hawley and Sally Smith.

2. MINUTES FROM THE LAST MEETING .

All members had received a copy and they agreed they were a true record of the proceedings.

3. MATTERS ARISING FROM THE LAST MEETING

EDDIE CLARK

Eddie told the group that there has been a great interest in the forth coming craft day. He hoped it would take place at the beginning of 'December. Eddie is to liaise with the Chairman and Secretary at the end of October.

The building work at Southgate Court should be completed soon.
The washing machine should also be replaced soon.

The extra socket needed for a tenant at Horse Croft is on order and will be fitted soon.

Eddie said he had looked into the regulations regarding what you could and could not burn on coal fires. There are no restrictions in rural areas.

Feeding the birds. Eddie asked if the tenants had stopped?
He was told they had not.

There are two wardens on long term sickness

4. TREASURERS REPORT
At the end of our financial year we have £261:21 p in our funds.

5. ELECTION OF OFFICERS
Crawford said he was going to Australia for four months and would be stepping down as Chairman. Although he had enjoyed his term very much it was time to hand over to someone else.

Jean Fishpool was elected as chairman.
Shirley Baldwin was elected as vice chairman.
Margaret Valleley was re-elected as secretary.
Molly Hodges was re-elected as treasurer.
Wendy thanked Crawford for all the work he had done as Chairman.

6. ELECTION OF MEMBERS TO FEDERATION
The three members representing SHTUG at the Federation were re- elected.

7. GUEST SPEAKER FOR THE NEXT MEETING
The guest speakers for next month are Helen Greenway, Susana Piohtee and Alison Hawkins. Alison is the Tenant Participation Officer for Marches Housing Association.


TONY JAQUES
Tony thanked the members for inviting him to the AGM. He said that the company is so pleased that SHTUG is working so well, and would be very pleased to answer any concerns we may have both now and in the future. Members decided to take him up on his offer.

Members found it very difficult finding the new headquarters today?
'Yes I agree it is very confusing. I will talk to the relevant departments to see if there can be more signs indicating our HQ'.

A tenant asked 'has news reached you concerning the problems with building work?'
Another tenant stated, 'Tenants are not impressed with Lovells work. It took them seven weeks to do my kitchen. I am very pleased with the final, outcome but have found the upheaval for that length of time very distressing.

Tony Jaques said, 'I can only apologise. We investigated them thoroughly and they turned out favourably. One of the problems Lovells have had is employing local labour. We as a company want to get it right and are doing everything possible. Hopefully, now we have addressed the problem, workmanship should be of a high standard. A second contractor, Thomas Vale, has joined to help with the improvement programme.

A tenant remarked, 'My kitchen at Elm Grove has just been completed and I am very happy with it'.

A tenant said, 'the outside lighting at Ballinger Court is very dangerous. Also, the corridors are very unclean.' Eddie told the group that these matters were being completed shortly.

A further questioner asked, 'tenants in sheltered housing are of the opinion that improvements to their kitchens will not be done until they vacate their properties?

Mr Jaques answered, 'all kitchens will be replaced eventually.'

Another tenant asked, 'please, can tenants have a breakdown of the community charge?'

'Yes.'

A further tenant asked, 'we have been asking for some time for the sign to be replace at Wallace Hall road
prohibiting cyclists and skate boarders'.

Eddie is to look into it.

Those Tenants having doors replaced. Please remember that you cannot open your door from the outside without the key. The door has only to slam behind you and you are locked out.

Jean thanked Tony and Wendy for excepting the invitation to SHTUGS AGM.

9. DATE AND VENUE FOR THE NEXT MEETING
It was agreed that the next meeting would be held at Bryngwyn Court Hereford. HR1 1ER.

10. CHRISTMAS LUNCH

Jean told members that she had booked the usual venue and would like to know the numbers at the next meeting.
Wendy thanked everyone and closed the meeting.
