1. Welcome and apologies:
SHTUG members asked Tony if he would chair the meeting. He agreed.
Tony welcomed everyone to the meeting and apologies were read.
2.
Minutes from the last A.G.M
Read by Tony.
Matters arising:
i. Innesfield paths – Have been completed but not very well, pooling in
areas and uneven.
ii. Lifts at Barklie and Southgate Courts have been completed.
iii. Ballinger Court – Windows and car park lights have been sorted but
some lights in the car park are not working.
iv. Innesfield Project “Teddy Bear” – Finished.
v. Tenants Federation – There is a 3 month action plan in place to look
at the viability of the federation continuing.
vi. Grass Cutting – An issue on sites that have private gardens due to
the frailty of some tenants.
vii. Brierley Court car park post – Now in place and working fine.
viii. Drop curbs at Brierley – Jo Anscombe is going to talk to Councillor
Mark Hubbard regarding the lack of dropped curbs for wheelchair / electric buggy
users.
ix. Lovells – Tony to discuss later.
x. Asbestos – Register now in place. All communal areas have been tested
working around all private properties. Then plan will be to leave any asbestos
found alone if safe and no future works planned on those areas. All checks are
internal and external. All tenants that have any asbestos in / on their properties
will receive a guidance leaflet.
xi. Churchcroft Fire Procedure – Tenants are unsure of procedure or if
there is a proper procedure in place.
xii. Smallbrook Warden – There is now an agency warden based at Smallbrook
Gardens.
xiii. Consultation Day – Tony explained that the day was a resounding
success and extremely well attended.
xiv. Disraeli Court Lunch Club – Tenants from other schemes are welcome
to join the Lunch Club.
xv. Brierley Court Windows –Tony explained that the quest for easy open
windows was still on, so far there has been no luck in finding a tool to assist.
xvi. Southgate Drier – Now replaced with a new one.

Treasurers Report
£25 paid out on flowers.
£15 paid out on ink.
£323.92 in bank.

All new members were proposed and seconded:

Lil Jones wished to step down.

Guest Speaker – Tony Jones
Tony gave a presentation to the group on the Asset and Partnering team and their
role in the Company.
Items discussed:
• Aids & Adaptations Policy & Process.
• Budgets & Time Plan.
• Input of Consultation groups.

A.O.B.
i. Jess Bolton asked about stair lifts being added to Barklie Court Communal
stairways.
ii. Brierley Court – Jo Anscombe explained to Tony that after the lift
was installed there was some pooling of water in wet weather. This was addressed
but only served to cause pooling of water elsewhere. Jo also stated that the
area was left filthy and this was to cause a risk hazard. Black non-slip strip
peeling away.
iii. Homestead – No 13 (Mrs. Williams) has a condemned fire. She is very
concerned especially with winter coming.iv.
Smallbrook – Tenants asked about Agency Warden and what was to happen
to this warden’s post in the future. Kim explained that all vacant posts
are pending the Service Review and that any posts that may be advertised in
the future would be open to anyone (with relevant experience and qualifications)
to apply. This would include Malcolm should he choose to.
v. Penyard Gardens – Tenants asked if the Community area was to be included
in the Improvement Programme.
vi. Vilberie Way – Eves on the properties are chipped and peeling, will
they be addressed?
vii. Barklie Court – Guttering full of “muck” causing an overflow.
viii. Tony explained that he would be visiting all sheltered housing sites with
surveyors. They will draw up a list of works that need to be actioned. He will
then make recommendations to SHTUG for them to decide what schemes would be
first on the list etc. by prioritising as they see fit.
ix. Tony asked if he could come back to the next SHTUG meeting to report back
on progress so far.
x. Ballinger thermostatic valves – Edwards contractors have been given
the go ahead to replace thermostatic valves on all radiators at Ballinger Court.
Glen Collins is also to look at having individual wall mounted thermostats in
each flat so tenants will have more control.
8.
New Chairpersons Address:
Shirley gave thanks to all members. She expressed her sorrow that Jean Fishpool
was unable to attend her last meeting.
Margaret Valleley will take the flowers brought for Jean - as a “thank
you” for her services to SHTUG - to Jeans home.
